Managing the lettings team in a busy high street branch, which saw the highest landlord retention across the companies 1000+ branches nationally, under my leadership. I’ve worked across markets ranging from South Yorkshire to prime London in locations such as Knightsbridge and Fulham. I’ve let and managed everything from studio apartments to high value homes, with the same level of care and professionalism every time.

Landlords

​

What are the legal safety requirements?

UK legislation states landlords must provide Gas Safety Checks, an Electrical Installation Condition Report (EICR), and an Energy Performance Certificate (EPC). These then must be renewed where applicable throughout the duration of the tenancy

What costs should I expect?

Costs include agency fees, maintenance/repairs, insurance, and tax on rental income.

What if tenants pay late?

Ensure you set clear boundaries for rent arrears with your tenants if managing the tenancy yourself. Contact your letting agent for additional support..

​

How do I protect my property?

Use an agent registered with either the redress scheme or property ombudsman, Conduct thorough tenant referencing, inventory checks, and ensure proper deposit protection. Make sure your property is compliant from day one. Not sure where to start? Lilley & Co will help.

Can I enter the property anytime?

No, you must provide at least 24 hours' notice for repairs or visits. UK law requires landlords allow 'quiet enjoyment' for tenants. 

​

How often are inspection carried out in managed properties?

With our management service we carry out the first inspection on month 4 of the tenancy, We can then deal with any maintenance issues that tenants may not have noticed, check everything is in order and ensure the property is being looked after. Visits are then carried out annually thereafter.

What letting services do you offer?

Lilley & Co offers everything from marketing only to full management for large portfolios. If landlords only need a few of our services, such as tenancy agreement and referencing for tenants they've already found, we can help. There's no situation too big or small.

How do I switch to you from another agent?

We can make this seamless. Just give your current agent permission to speak with us for GDPR purposes, and we can do the rest. Before you commit, we can look at your current terms of business to check for any fee's or penalties you may be liable for.

Do you offer rent guarantee insurance?

We work closely with an insurer who provide extensive rent and legal protection. We can ensure you meet their criteria before referring you to them directly.

How do you find & reference tenants?

Every property we market goes live on Rightmove, the UK's largest property website, our social media pages and gets matched out to our pool of applicants already registered with us.

​

Do you offer evening/weekend viewings?

Yes., this is where we differ from larger agencies. We will accommodate applicants availability, as we understand it's not always possible to leave other commitments such as work to view properties. Don't miss out on great applicants due to limited opening hours.

Tenants

​

What is the maximum deposit?

As of June 2019, deposits are capped at 5 weeks' rent (or 6 weeks if annual rent is £50,000).

​

Is my deposit safe?

Yes. Legally, deposits have to be protected in a government-backed scheme such as TDS, DPS or My Deposits.

​

What happens if I cannot pay rent?

Contact your landlord immediately to discuss options to avoid arrears. If landlords pursue legal action this could have a negative impact on your credit report. Landlords may be open to arranging an affordable payment plan. Clear, honest communication always helps these situations.

​

Can the landlord enter my home?

Only with proper notice, unless it is an emergency.

​

What do I do if I damage something?

Notify the landlord or agent immediately; you may be liable for repair costs. If you don't report this straight away it could be deducted from your deposit at the end of your tenancy.

Do you offer evening/weekend viewings?

Yes. We will accommodate your availability as we understand it's not always possible to leave other commitments such as work to view properties. Only available weekends and evenings? No problem.
